PMA offers tailored project management services for works identified either by our team—through scopes of works and quotations—or directly by building owners.

Our project management approach is structured, transparent, and designed to give building owners and managers full confidence throughout the process. Projects are delivered in stages, with clear reporting and invoicing checkpoints at each phase. This ensures accountability, cost control, and progress visibility at every step.

Once works are confirmed, we collaborate with the building owner/manager to develop a detailed Gantt chart and program timeline, setting clear expectations for delivery.

Our staged process includes:

  • Defined milestones with progress reporting to the Owners Corporation (OC) at the end of each stage.
  • Transparent cost breakdowns aligned with each phase of the project.
  • Regular communication to keep all stakeholders informed and engaged.

This staged approach ensures projects are delivered efficiently, within budget, and to the highest standard.

Stage 1 – Preparation

  • Review of all reports and documentation
  • Site inspection to confirm scope of works required
  • Preparation of detailed scopes of work

Stage 2 – Contractor tendering

  • Identification of suitable contractors
  • Preparation and distribution of tender documentation
  • Liaison with tenderers, including site inspections where required
  • Receipt and analysis of tenders
  • Recommendation of the preferred tenderer

Stage 3 – Contract Vetting

  • Review and recommendation of preferred contractor
  • Preparation and finalisation of contract documentation
  • Establishment of invoicing stages and payment schedules

Stage 4 – Contract Execution & Project Management

  • Development of a detailed works plan in collaboration with the contractor, building owner/OC management, and lot owners
  • Preparation of a Gantt chart to track milestones and monitor progress
  • Adjustment of program where required (e.g., weather delays, lot owner issues)
  • Inspections at key stop points to ensure compliance with the scope of works
  • Approval of staged invoicing aligned with progress
  • Certification of works upon completion
